About the Project
M/s. Nakheel developed the project Souk Warsan comprising eight buildings of G+3 structure. The ground and first floor of all buildings were developed for merchandising of retail spaces with shell and core concept, while; second and third floor comprised townhouses. Each building was identified alphabetically; starting from A to H. M/s. Lulu planned to open hypermarket and departmental stores with certain retail areas in building E at Souk Warsan.
The construction of all eight buildings' allied parkings, connection to infrastructure has been completed by M/s. Nakheel and the ground floor and first floor area was leased to M/s. Lulu for this development. The total built-up area for Lulu is approx. 162,000 sq. ft. As per the original concept, there were 140 retail spaces which were converted to hypermarkets, departmental stores, service rooms and reduced to 42 retail shops.
Design Approach & Solutions
This modification demanded a complete redesign of services distribution. The air-conditioning for the building was catered by a district cooling plant and allocated capacity was 800 TR, while power distribution was catered by three dedicated transformers. The proposed development for Lulu needed an augmentation of AC capacity to 1000 TR, while power distribution needed complete modification for separating the residential block from retail spaces.
As the project introduced food & beverage (F&B) outlets it was important to carry out proper air-balancing to avoid issues related to smell in mall areas. Team Consistent evaluated multiple options for air-balancing as there were two critical challenges, i.e. precast slabs and the presence of townhouses on the floor above. It was not possible to release the extract from the kitchen on the roof as it would have been a nuisance to residents, while releasing the discharge on the facade was posting challenges for aesthetics. Detailed evaluation concluded in directing the extract above the roof of the townhouses and camouflaged it with building facade.
Challenges
The key challenge was to separate the life safety systems from retail block and residential block as the systems were commissioned and energized. Consistent team studied complete life protection systems, i.e. fire fighting, fire alarm, emergency lighting and smoke management. The circuits were identified with continuity tests, the looping serving retail areas and residential areas were identified, a separate fire alarm control panel was proposed for Lulu areas and shifting of circuits to the new FACP was planned in accordance with Civil Defense guidelines.
As the layout has undergone major modifications, all escape routes and smoke management systems needed a complete review. With minimal changes and upgrades, Team Consistent utilized the existing extract and makeup fans by changing motor and pulley combinations. The escape routes were discussed and coordinated in line with civil defense regulations.
Cost-effective Design
In order to ensure sustainability in terms of economy, Consistent identified all the materials which could be REUSED and REDUCED the procurement of new equipment as well as accessories wherever possible.
Additional Operational Requirements
The CCTV system provided by the landlord was very minimal and a surveillance room was proposed on the first floor. Due to the introduction of merchandising and racks, the coverage of CCTV cameras for surveillance was getting compromised. Moreover, the operator also had specific requirements for storage and the vicinity of the surveillance room was planned at the back of the store. The complete CCTV room was shifted from first floor to ground floor and storage was increased to 24 racks with updation of UPS appropriately. The design was coordinated with operators as well as Securities Industry Regulatory Authority (SIRA) specialists.
The F&B and kitchen needed filtered and soft water. The existing structure was not suitable for provision of additional overhead tanks, hence; separate service area was planned on the ground floor to accommodate filtration system, and additional set of tank and pumping system.
Difference We Made
Detailed study of base-built installations and revised requirement of operator were carefully studied and the budget reduced by almost 20%. All upgrades from landlord and tenant side were coordinated by Team Consistent and trivial approvals obtained from all the authorities.
Apart from detailed engineering, sustainability from an environmental and economic perspective was ensured for the project.
